Southland's broader role at Goodland
In addition to The Retreat amenity center, Southland collaborates closely with PRA and other consultants to continue bringing the Goodland 5,000+ acre master-planned vision to life — in partnership with the City of Grand Prairie. Goodland is one of the largest master-planned community efforts in DFW, with the long-term capacity for 10,000+ homes plus retail, healthcare, schools, and meaningful employment within the community.
Our engineering involvement spans many aspects of the project:
- 📌 Major Thoroughfare Plan (MTP) and Capital Improvement Plan (CIP) updates for master road, water, and sewer improvements
- 📌 Certificate of Convenience and Necessity (CCN) coordination with multiple jurisdictions — including the careful work of aligning service-area boundaries with multiple water and wastewater providers
- 📌 Detailed design of residential phases, amenities, and overall infrastructure
- 📌 Entitlements and infrastructure to service the future data center campus at Goodland
Why this scale of work matters
Master-planned communities of 5,000+ acres are rare in DFW and require sustained, multi-year civil engineering across every phase. Decisions made at the master-plan level — thoroughfare alignments, regional detention, utility CCN boundaries, data center power and water demand — cascade through every parcel that gets built. Getting these foundational engineering decisions right is what makes the community buildable for the next generation of residents and businesses.
